Remeis selected Realtor of the Year

A.A. Green Realtor Mary Marten and A.A. Green broker Mark Remeis didn't know how Saturday night would end up.
Once they found out, the two were shocked - and much honored.
The Wood County Board of Realtors surprised and recognized both Marten and Remeis at the Board's 50th Annual Installation Event Saturday evening.
Marten was inducted into the Wood County Board of Realtors Hall of Fame and Remeis earned the 2013 Realtor of the Year.
"It was a lot of fun," said A.A. Green Realtor and 2012 Realtor of the Year Sondra King. "It was so hard to pick. We had a lot of worthy candidates."
Each of Bowling Green's eight real estate offices submitted nominations in November.
King and a group of anonymous committee members reviewed the applications for the Realtor of the Year nominees, and the family and friend testimonials for the Hall of Fame nominees.

Keep heating bills in check with these tips

One of the coldest winters on record is here, which means heating bills could skyrocket.
The Family Handyman has tips to keep safe and warm without breaking the bank.
Here are a few ways to keep warm and still conserve energy this winter:
• Stop fireplace heat loss: Wood-burning fireplaces can warm up a room, but more often, they rob a house of heat by letting it escape up the chimney. If you have a modern fireplace with a cold air intake from outside, make sure you equip it with an airtight door. If you have an older fireplace that uses room air for combustion, equip it with a door that has operable vents. Only keep those vents open when there is a fire in the fireplace. Otherwise, heat will constantly be sucked out of the house.
• Install quilted curtains to block draft: If you're turning up the heat in the house to compensate for drafty windows, consider quilted curtains, which can increase comfort and let you keep the temp down. The curtains are available in various colors, patterns and sizes.

Foreclosure rates in Toledo decrease

Foreclosure rates in Toledo decreased for the month of November over the same period last year, according to newly released data from CoreLogic.
The CoreLogic data reveals that the rate of Toledo area foreclosures among outstanding mortgage loans was 2.00 percent for the month of November 2013, a decrease of 0.87 percentage points compared to November of 2012 when the rate was 2.87 percent.
Foreclosure activity in Toledo was lower than the national foreclosure rate, which was 2.18 percent for November 2013.
Also in Toledo, the mortgage delinquency rate decreased.

Mike Allen doesn't know who will win this year's Super Bowl, but he does know one thing - the TV on Sunday better be up for the challenge.
To ensure this, Fantasy Football enthusiast Allen is going to a buddy's house on game day to enjoy his 65-inch Mitsubishi TV.
"You got to see everything. You want to see if the refs are making bad calls or good calls," Allen said. "You want to know if you got something to argue about."
Fortunately for Super Bowl fans like Allen, TVs are now just as super as the game itself.
"We've got TVs with pictures that are just as life-like as sitting in the stands would be," said Erik Brautigam, manager of the electronics section at the Bowling Green Meijer. "We want to stay ahead of the curve and stay ahead of the game."
Staying ahead of the game includes staying ahead of the refresh rates.

Maggie Fawcett, previously of Newlove Realty in Bowling Green, has joined the Danberry Realtors' Briarfield Boulevard office in Maumee as assistant manager.
Fawcett is a third-generation Realtor and broker with 10 years of experience. She was licensed in 2004 and received her broker's license in 2009. In 2013 she sold over $5.5 million in volume and plans to continue listing and selling in her new role.
The full scope of her responsibilities is still being developed, but she will immediately start with recruiting, training and overall office management.
Fawcett said this new job was an opportunity that she could not pass up.
"I'm able to continue working with my clients directly, listing and selling homes, as well as take on more managerial responsibilities," she said. "For me, it really is the best of both worlds."
Danberry, Fawcett said, is also on the cutting edge of technology, embracing the demands of the consumer and developing ways to meet their needs. "The collaborative and forward thinking nature of the company is beyond inspiring," she said.

PERRYSBURG - Rachael and William Duvall have saved for six years. They've done the research, and like most first-time home buyers, they have a lot of questions.
Re/Max realtor Vicki Sedlak has the answers and she's not shy about sharing.
"Everybody has a thing," Sedlak said. "Real estate is my thing."
Sedlak shared her thing with the Duvalls and other buyers at the First Time Home Buyer Seminar Feb. 19 in Perrysburg.
Four other real estate professionals joined Sedlak and together they laid out the ABCs of home-buying.
"I asked my friends who I trust to come in and talk," she said. "In the end, we're hoping we help save people a lot of money."

Serious about selling a home this spring?
Put away the pictures. Nix the knickknacks. Toss the toaster.
"The owner needs to be prepared to let the house go. It is a product," said Bill Cameron of John Newlove Real Estate. "You want potential buyers looking at the house like it could be their house, not someone else's. You're selling a product now. There's a difference between house and home."
Deb Shaffer with Welles Bowen Realtors said prospective buyers want to come into a house and see the possibilities of it being their home - not be reminded that someone else lives there.
"The biggest thing, which most of us are guilty of, is dejunking," Shaffer said of getting a house ready to sell. "You have to make room for the potential buyer, for them to imagine it being their house. It almost needs to be a blank canvas."
Once the house is clean and clutter-free, sellers should pull out all the stops when they know a potential buyer is stopping by, said Tim Westhoven of A.A. Green Realty.

With many real estate industry watchers predicting 2014 will be a seller's market, you may think you won't need to do much to sell your home this spring.
Not so fast - while more buyers are likely to be competing for homes, that doesn't mean they're willing to settle for less than perfect. In fact, coming out of the real estate crash of a few years ago, buyers have learned the importance of getting the maximum value for their home investment.
While home prices are expected to rise in 2014, buyers continue to have high expectations.
Homes that meet buyers' lists of "must-haves" and "would-love-to-have" features will be positioned to sell more quickly and closer to or above -list price, experts say. So what are homebuyers looking for in 2014?

With a little easy maintenance throughout the year, homeowners can prevent emergency repairs down the line. Experts recommend posting a task checklist in a convenient location, such as on the refrigerator or a corkboard.
"Maintenance is usually a lot simpler than a repair, and a lot more affordable," said Chris Terrill, CEO of HomeAdvisor, a website offering resources for home repair and improvement projects. "Keep a checklist handy during the entire year, so you don't forget any timely tasks."
Here are tasks HomeAdvisor recommends not to forget to complete each year:
• On a quarterly basis, test smoke and carbon monoxide detectors. This is for safety and savings.The average national cost of repairing fire and smoke damage is $4,195.
• Twice a year, clean gutters and downspouts. To prevent damage, the downspout needs to be free of debris so it can release water three feet from the home's foundation. The average national cost of cleaning the gutter and downspout is $181. However, the average national cost of repairing the foundation of a house can cost up to 24 times that amount.
