When seasons change, it's also a good time to change out and update home decor. Time and budget don't always allow for a complete overhaul, so here are some easy and affordable ways to rejuvenate a home.
Give old belongings new life. Paint wooden frames or potted plant holders with new, bold colors to quickly add a hint of color to any area. Reupholster pillows with patterned fabric. Many craft stores sell scrap fabric for a fraction of the price.
Candles are an easy way to add instant ambiance.
One of the reasons decor can feel worn and dated is simply because it's familiar. And, wall decor is one area that can be particularly pricey to update. An easy way to renew interest in existing mirrors and art is by switching their location in the home.
Once it has been relocated to another room, you'll find a new appreciation for something that's been overlooked for years.

Remodeling a kitchen is still one of the best value-enhancing investments you can make in your home.
Remodeling Magazine's 2011-12 Cost vs. Value Report says that even minor kitchen remodels return more than 72 percent of your investment at the time of resale. Yet the cost of even a "minor remodel" doesn't look that minor - $19,588 on average, according to the report.
What if you don't have that kind of budget? The good news is it's possible to completely change the look and feel of the kitchen for less than $2,000 by choosing meaningful upgrades that have the biggest cosmetic impact for the least cost. When deciding what changes will have the most value for your project, think about changes that will be most visible in the space.
Gutting a kitchen and replacing every element can cost tens of thousands of dollars. Not many of us have that kind of renovation budget.

Homeowners should consider winterizing their properties to potentially lower energy costs, increase comfort in cold months and improve resale value.
"This is the perfect time for consumers to consider making seasonal updates to their homes," said Appraisal Institute President Sara W. Stephens, MAI. "Not only do these types of home improvements enhance living environments in winter months and possibly lower energy costs, but most can provide an above average return on investment in resale value."
Homeowners should focus on these updates for the winter: windows, exterior and furnace.
Adding energy-efficient vinyl windows to the home can have an average payback of more than 69 percent, according to the Remodeling 2011-12 Cost vs. Value Report, published by Hanley Wood. Vinyl replacement windows offer a higher return on investment than wood replacement windows and also have a higher projected return on investment than many other home improvement projects. Replacement windows also can be especially valuable to homes built before 1978, due to the importance of reducing lead-based paint in older homes.

For the past five years, members of  the Wood County Board of Realtors have collected Kaps for Kids in the month of November.
This year's drive netted over 120 hats between all of the offices in Wood County.
In October the Realtors collected "pocket change" at all local offices, raising $300.
The donations were used to purchase a shade tree at the Wood County Fairgrounds in memory of Keith Bradley, Realtor/auctioneer, who died earlier this year.
Next month, the Realtors will have a food drive to benefit the Bowling Green Christian Food Pantry.
Anyone wanting to donate should drop off canned goods off at any local real estate office.

A splash of color
Pantone's annual fashion color report sets the tone for home decor. Its softer-hued palette of Dusk Blue, Lemon Zest, African Violet, Grayed Jade, Linen and Tender Shoots is emboldened by Monaco Blue, Poppy Red, Emerald and Nectarine. TOLEDO -  With a combination of several small fundraisers and its annual dinner auction, the Danberry Co. was able to donate $38,000 this year to the Danberry Treasure Chest, an emergency assistance fund administered by the Toledo Children's Hospital Foundation.
The fund annually assists dozens of families throughout Northwest Ohio and southeastern Michigan who are challenged by a child's chronic illness as well as financial needs. In 2012 approximately 70 families received over $60,000 in assistance.
"It's incredibly heart-warming to witness the generosity and caring spirit of so many people in the real estate community during a challenging economy. The need for the kind of assistance that the Danberry Treasure Chests provides has never been greater," said Dick Baker, Danberry president.

It is that time of year again: time to wage war against the pests seeking entry into your home. So check for small openings around the outside of your house, trim bushes and vegetation, and do any other small repairs, because when temperatures drop, pests start looking for ways inside.
"As the weather cools, rodents and other pests move inside," says Kim Kelley-Tunis, technical services director at Orkin.
"Rats, mice and insect pests, such as cluster flies, Asian ladybugs and boxelder bugs, along with a few other regional pests like stink bugs and kudzu bugs, migrate toward homes, looking for warmth."
Mice can fit through an opening the size of a dime, so it is important to fix any cracks in and under siding, doors and windows.
Inside your home, these animals can go unnoticed, set up a nest and begin reproducing.
A single female can have up to eight pups per litter and four to five litters per year.
Cluster flies, Asian ladybugs, boxelder bugs and regional insect pests can be found inside wall voids and attics. They are more frequently found congregating on sun-facing areas like south- or southeast-facing walls.
